If you&#8217;re in between tenants and have ample space in the garden or backyard, one of the best money-saving DIY projects you can do is install a paver patio yourself.<\/p>\n<p>Paver patios are a great addition to any rental property. Any tenant will love some open space in the backyard to have a barbecue, hold a party, or spend some time reading a good book.<\/p>\n<p>Paver stones are one of the best readily available materials you can use to create these spaces. They are built and designed to mimic the look and feel of real brick, concrete, or other traditional patio flooring.\u00a0 Keep in mind that this job isn&#8217;t exactly for the faint of heart though, as those pave stones aren\u2019t exactly light! But considering you can do it within a weekend and save thousands of dollars, it\u2019s an upgrade definitely worth looking into.<\/p>\n<h3>What to Prepare<\/h3>\n<p>The first step, as you may expect, is to determine the shape and size of the patio. Once you\u2019re done, you can do your computations and work on getting all of your tools and materials together:<\/p>\n<ul>\n<li>Marking paint<\/li>\n<li>Mason line<\/li>\n<li>Level<\/li>\n<li>Wood stakes<\/li>\n<li>Measuring tape<\/li>\n<li>Shovel<\/li>\n<li>Spade<\/li>\n<li>Rake<\/li>\n<li>Push broom<\/li>\n<li>Gloves<\/li>\n<li>Safety goggles<\/li>\n<li>Paving base<\/li>\n<li>Paving sand<\/li>\n<li>Paver stones<\/li>\n<li>Edge stones<\/li>\n<li>Place compactor<\/li>\n<li>Masonry saw<\/li>\n<li>Landscape nails<\/li>\n<\/ul>\n<p>After you&#8217;ve got these together, you\u2019re all set! It\u2019s time to get to work.<\/p>\n<h4>STEP 1: Prepare the patio area<\/h4>\n<p>Start by marking the area of the patio with some marking paint. Then drive some wood stakes into the ground just outside the markings and attach mason string lines. Pay close attention to the height you plan for the patio, because you need to slope it away from the house to avoid water damage in the future. The general rule is a 1 inch drop every 8 ft. Once you determine the heights you\u2019ll need, mark them on the stakes, and adjust the mason line accordingly.<\/p>\n<p>Next, you\u2019ll need to clear out the existing grass and soil. When you start digging and removing the soil, make sure to dig deep enough to accommodate the paver base and sand you\u2019ll be adding next. As mentioned earlier, you\u2019ll need to spread the base to be about 4 inches thick. You\u2019ll definitely need a rake for the job;\u00a0 a plate compactor will also come in handy especially if you\u2019re installing a large patio.<\/p>\n<p>Once the base is in place, spray it with water. As it gets wet, it will compact more, which is exactly what you want before moving on. Next, spread the sand over the wet base\u2014it should come out to about 1 inch thick. This is thick enough to hold the pavers in place, but not so thick that the sand will compact or shift over time.<\/p>\n<p><strong>*Pro Tip:<\/strong> The best way to level the sand is in sections. Try placing parallel planks or electrical conduit on either side of the patio, then sliding a board across them to smooth out the sand.<\/p>\n<h4>STEP 3: Lay out the pavers<\/h4>\n<figure id=\"attachment_3933\" class=\"wp-caption alignright\" aria-describedby=\"caption-attachment-3933\"><figcaption id=\"caption-attachment-3933\" class=\"wp-caption-text\"><\/figcaption><\/figure>\n<p>Starting in a corner, place the first paver stone. Then work outwards, so it will look like a triangle that keeps getting bigger and bigger. Place the stones directly onto the sand, and very snug next to each other. You don\u2019t want to slide the stones across the sand or stomp them into place. This will cause the sand to shift, leading to an uneven patio.<\/p>\n<p>Once you get to the other side of the patio, you may find that your pavers aren\u2019t exactly the right size. These will help hold the pavers in place. Then place the edge stones on top of the nails, adding extra weight and a cosmetic finishing touch. Edging pavers are usually heavier than most paver stones, so they&#8217;re more likely to stay in place.<\/p>\n<h4>STEP 5: Fill and finish<\/h4>\n<p>The final step is to fill in all of the small cracks of the patio with paver sand. Spread a light amount of paver sand across the patio, and use a push broom to spread it around. After it has all gone into the cracks, use a plate compactor across the surface. Repeat this process until all of the cracks are filled with paver sand.<\/p>\n<h4>STEP 6: Enjoy your patio<\/h4>\n<p>Learning how to install a paver patio is a great idea for any landlord with detached single family homes. Your tenants will love it, and doing it yourself will save you a ton of money.<\/p>\n<p>But for now, gather a few chairs and enjoy the patio you just built with your favorite beverage.
